I’m not a licensed home inspector but I am a licensed contractor and a licensed Realtor. I’ve attended hundreds of home inspections and negotiated hundreds of home inspection repair addendums.
For the same price a home inspector charges to inspect your home, I’ll give it a checkup and fix a handful of items.
My problem with home inspectors is they charge you a fair amount of money to find your problems but they dont fix anything or offer any solutions.
Again, I don’t claim to be a ASHI CERTIFIED home inspector but I am a licensed contractor and perfectly competent in locating and repairing the following common issues:
List of items I check…
Air filters
Leaky loose tubs toilets sinks
Check water temperature
Check appliances for operation and safety items like stove anti tip and water heater discharge..
Check crawlspace and basements
Check decks and patios
Doors, windows and sliders
Electric outlets light switches, abandoned wires
Foundation cracks
Leaks
Flooring
Drywall
Roof
Gfci and smoke alarm testing
For the same price as a home inspection I’ll actually check your house for major defects and safety items and repair a few of them*
Repairs included in the “Pre-Inspection” Home check-up are limited to two hours of work and $25 in materials.
(believe it or not, most home repair materials are not that expensive, things like drywall mud, screws, wood, plumbing materials, electrical supplies, 9 volt batteries, lightbulbs, paint, caulk and air filters are pretty cheap).
